The Glenwood is a dreamy transitional 5 bedroom house plan designed for a rear walk-out basement lot.
- A 3 car front facing garage gives you plenty of room for projects and works well with a narrow lot.
- The open concept living space features tray ceilings, tons of natural light, a fireplace and an open stair down to the lower level.
- The sunny kitchen features a eat-in island, pantry closet and door out to the rear deck overlooking the property.
- On the left side of a plan, a private hallway connects two secondary bedrooms, the laundry room and a shared bathroom.
- To the rear, the primary bed suite features tray ceilings, a huge walk-in closet, optional door access to the rear deck and an en-suite bathroom.
- On the lower level, two bedrooms flank a flexible recreation room and have a door out to the back yard. Half the basement is unfinished for mechanical space and future build outs (see foundation note below).
Foundation Note: The foundation options for this plan only refer to the area labeled as "unfinished basement" on the plan. That area can be delivered as either a full basement, crawlspace or inaccessible slab.
Terms + Conditions:
The Home Designer (Boutique Home Plans LLC) is not supervising the construction of this building. Therefore, the use of these drawings by the Owner, or any Contractor, Subcontractor, Builder, Tradesman, or Workman shall constitute a Hold Harmless Agreement between the drawing user and the home designer. The user shall in fact agree to hold the Building Designer and his associates harmless for any responsibility in regard to the construction means, methods, techniques, sequences, or procedures and for any safety precautions or programs in connection with the work.
Further, the Building Designer and his associates shall be held harmless against any liability of any kind whatsoever or any responsibility in regard to any costs or problems arising from the negligence of the Contractor, Subcontractor, Builder, Tradesman, or Workman. The use of these drawings also implies that the Building Designer and his associates shall assume no responsibility for the plan users failure to carry out the work in accordance with the drawings or the Contract Documents.
The Home Designer shall not have control over or charge of and shall not be responsible for construction means, methods, techniques, sequences or procedures, or for safety precautions and programs in connection with the work, since these are solely the Contractor(s)' responsibility. The Building Designer shall not have control over or charge of acts or omissions of the Contractor, Subcontractors, or their agents or employees, or any other persons performing portions of the Work. The Building Designer shall not be "in charge" of the Work. The Contractor shall waive any right to contribution and shall indemnify and hold harmless the Building Designer from and against all claims, damages, losses and expenses arising out of any negligent act or omission by the Contractor.
Customer recognizes and agrees that depending on site jurisdiction and conditions that may necessitate additional engineering such as wind, seismic, snow, floor or soil conditions. In addition some jurisdictions require a customer to obtain a stamp from a state licensed architect. These above named services are expressly not included in the Home Designer's services and product and will be the responsibility of the customer to obtain.
Refund + Exchange Policy:
Due to the nature of digital products, we do not accept returns. However, if the plan you purchased exceeds your build budget, we will exchange for a different plan (of equal or lesser value) for free. This option can only be exercised once per customer purchase.

How do the Foundation Options Work?
All of our plans come with a slab or crawlspace option. Most of our plans also come with a basement option, but that option is sometimes not available when there is no interior staircase.
For basement plans, the staircase access is typically under the main stair as shown on the floorplan. The basement plan is delivered as a blank slate in the same footprint as the conditioned first floor. We can help you layout a custom basement floor plan using our flat rate customization service.
For a slab or crawlspace foundation, the area under the main stair area is typically delivered as a closet.

Are these house plans to code & permit ready?
We design all of our plans to the current year release of the International Residential Code (IRC) which is the most widely adopted code.
However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require edits. We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements.
Locations may require local site-specific structural engineering or a locally licensed architect to review and stamp plans. We always recommend hiring a structural engineer because optimizing your plan to the local site conditions can actually be a time and money saver.
Can I get a printed set of plans?
Yes, you can add any number of printed plansets in the cart page for $40/ea.
Alternatively, plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $50-70/copy.
How are these plans guaranteed?
If the plan you purchased does not work out for any reason, we will exchange for a different plan for free. (limit one use per customer)
Because we design 100% of our house plans in-house, we are the only house plan design company that offers the benefit of a price guarantee!
Can I purchase the plans now and pay for Modifications, CAD files or Prints later?
Yes, no problem. You can always add any of our additional services after the fact and we will make sure it gets to you.
What is the finished area and unfinished area?
In short, the finished area is shaded blue/gray on the plans and the unfinished area is beige.
The finsihed area always includes all enclosed living spaces, except for bonus rooms or attics.
The unfinished area includes, garages, porches, attics and bonus rooms.
If selected, basement square footage is not included in the finished area.
Can I change the materials?
The exterior and interior materials shown are just one possible option you can choose. In our construction drawings, the material is always annotated 'as specified by owner' so you are not locked into a specific material or pattern.
All materials are up to you, the owner, to pick out and specify to your contractor.
What size are the beds?
The beds shown are almost always a queen sized bed. In general, we size all primary bedrooms to fit a king sized bed and all secondary bedrooms to fit at least a queen.
Occasionally, when we put 2 beds in the same room they are double sized beds.
