Introducing The Edgevale—a breathtaking 4-bed modern mountain house plan designed for those who seek the perfect blend of luxury and nature. Nestled into the landscape, this stunning home features a basement garage, a dramatic front porch, and a vaulted living room that beckons you to experience your surroundings.

Perfectly suited for a hilly lot, The Edgevale boasts a partially exposed basement on two sides (or can be built on flat ground), offering versatility and a seamless connection to the outdoors. The basement garage, accommodates two full-size cars and a compact space for a smaller vehicle or storage.

As you ascend from the garage through a small mud vestibule, the first floor unfolds with a central foyer and stair hall, dividing the layout into distinct spaces. On one side, the primary bedroom suite—a haven of tranquility featuring a sliding glass door to the deck, a luxurious bathroom with a large walk-in shower and a spacious closet.

To the rear of the plan, a sunlit office space provides an inspiring retreat for those working from home.

On the right side, the main living space is a masterpiece, showcasing a mono-vaulted ceiling soaring to 13'-6", allowing transom windows to flood the area with sunlight and frame stunning views of your surrounding landscape. A cozy fireplace adds ambiance and balance to the room.

The dining nook, positioned to capture the breathtaking views, faces the stunning kitchen—a culinary haven where modern design meets functionality. Across from the kitchen, a storage pantry with built-in shelving and a laundry area adds practical convenience to the heart of the home.

Upstairs, three additional bedrooms encircle a common rec room, offering a private and comfortable space for family and guests. They share a full-sized privacy bathroom, ensuring both functionality and luxury.

Are these house plans to code & permit ready?

We design all of our plans to the  International Residential Code (IRC / IBC) which is the most widely adopted code. However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require edits.

We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements. Locations may require local site-specific structural engineering or a locally licensed architect to review and stamp plans.

We recommend all house plans get reviewed by a structural engineer to optimize for local design conditions (site topography, soil conditions, snow loads, wind loads, & seismic loads). StructuralPlans is our preferred partner for all structural engineering services required. Head over to to order your structural plans today.
