The Beachcliff is a luxurious 3 bed shingle-style home plan with tons of room, curb appeal and a great layout.

Entering off of the front porch, the grand foyer opens up to the second story above. The living room features a fireplace on one side and a massive sliding glass door to the rear deck and yard which opens up the possibility of indoor, outdoor living during fair weather. 

Opposite the fireplace, a set of flexible private rooms can be the perfect office space or workout rooms with views to the side yard. 

Adjacent to the fireplace, portals open towards the kitchen and dining rooms respectively. This open kitchen and dining space is perfect for entertaining with a huge 4 seat island, a sink and buffet in a naturally lit bump out and a door to the rear sun room. Behind the kitchen is convenient access to the walk-through pantry and mud room which offers access to the 2 car garage, workshop and guest bathroom. 

Upstairs, a well-lit lounge overlooks the foyer and living room below. Two secondary bedrooms each come with ample closet space and en-suite bathrooms. The primary bedroom has a huge, luxurious bathroom and walk-in closet space located above the garage. Finally, a convenient yet efficient laundry room is located on this level.

F.A.Q.

Are these house plans to code & permit ready?

We design all of our plans to the current year release of the International Residential Code (IRC) which is the most widely adopted code.

However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!).

Some locations require local site-specific structural engineering or a locally licensed architect to review and stamp plans. We always recommend hiring a structural engineer because optimizing your plan to the local site conditions can actually be a time and money saver.

Can I get a printed set of plans?

Since most towns are moving to a digital review process and contractors require a varying # of copies of printed plans, we don't offer this as an option anymore. Plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $40-60/copy.

How are these plans guaranteed?

If the plan you purchased does not work out for any reason, we will exchange for a different plan for free. (limit one use per customer)

Because we design 100% of our house plans in-house, we are the only house plan design company that offers the benefit of a price guarantee!

Can I purchase the plans now and pay for modifications or add CAD files later?

Yes, not a problem.

What is the heated area and unheated area?

In short, the heated area is shaded blue/gray on the plans and the unheated area is beige.

The heated area always includes all enclosed living spaces, except for bonus rooms or attics.

The unheated area includes, garages, porches, attics and bonus rooms.

If selected, basement square footage is not included.

Can I change the materials?

Yes!

The exterior and interior materials shown are just one possible option you can choose. In our construction drawings, the material is always annotated 'as specified by owner' so you are not locked into a specific material or pattern.

All materials are up to you, the owner, to pick out and specify to your contractor.

What size are the beds?

The beds shown are almost always a queen sized bed. In general, we size all primary bedrooms to fit a king sized bed and all secondary bedrooms to fit at least a queen.

Occasionally, when we put 2 beds in the same room they are double sized beds.
