Floor Plan Description:

Welcome to The Rockport, where farmhouse elegance meets modern luxury in this enchanting 4-5 bedroom twin-gabled haven. This striking residence features a side-loading 3-car garage and a welcoming wrap-around porch that beckons you to savor every moment of country living.

As you step into the wide foyer, the charm unfolds with a dedicated dining room and office space flanking the entrance. The great room, bathed in natural light from windows on three sides, creates a warm and inviting atmosphere. Facing the great room is the heart of the home—the chef's kitchen. Boasting an oversized island, wall ovens, and a butler's pantry with space for a second refrigerator.

Connecting the kitchen to the garage and primary bedroom suite is the mud hall, complete with space for built-in lockers for added organization. The primary bedroom suite features dual walk-in closets and a luxurious ensuite bathroom featuring a freestanding tub in front of the shower and matching vanities. The bedroom offers an optional gas fireplace and direct access to the rear yard and porch, creating a seamless indoor-outdoor flow.

The rear porch, customizable to suit your preferences, offers an optional freestanding fireplace and a grilling porch, inviting you to create an outdoor kitchen for al fresco dining and entertaining.

Venture upstairs to discover three additional bedrooms, each featuring a walk-in closet and abundant natural light. These bedrooms share two well-appointed bathrooms, and a large rec room provides the perfect space for leisure and play. Optional access to the bonus space over the garage, facilitated by bonus trusses, adds flexibility to the design.

Experience the perfect blend of farmhouse charm and contemporary luxury in The Rockport—a home where thoughtful design and practical elegance come together to create a haven you'll never want to leave.

Are these house plans to code & permit ready?

We design all of our plans to the  International Residential Code (IRC / IBC) which is the most widely adopted code. However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require edits.

We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements. Locations may require local site-specific structural engineering or a locally licensed architect to review and stamp plans.

We recommend all house plans get reviewed by a structural engineer to optimize for local design conditions (site topography, soil conditions, snow loads, wind loads, & seismic loads). StructuralPlans is our preferred partner for all structural engineering services required. Head over to www.structuralplans.com to order your structural plans today.

Can I get a printed set of plans?

Yes, you can add any number of printed plan sets in the cart page for $40/ea shipped 3rd party.

Alternatively, plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $50-70/copy.

Can I purchase the plans now and pay for CAD files or Prints later?

Yes, you can always add any of our additional services after the fact and we will make sure it gets to you.

Can I change the materials?

The exterior and interior materials shown are shown for visualization purposes only.

In our construction drawings, the material, finishes and appliances are 'as specified by owner' so you are not locked into a specific material or pattern.

All materials are up to you, the owner, to pick out and specify to your contractor.
