This ranch home plan is designed to be one of the more efficient and affordable builds but doesn't let that sacrifice it's layout or beauty. 

The 2-car garage can easily be configured to the front or side. Off the garage is the mud room with built-in cubbies and optional access stair to the basement (if you select crawl-space or slab-on-grade foundations that partition becomes the mechanical closet and an additional storage closet. 

Off the mud room is the primary bed suite which features an en-suite bathroom, both walk-in and reach-in closets and direct access to the laundry room conveniently located off of the walk-in closet. 

The center of the house features the kitchen, dining and living rooms, flanked by porches to the front and the rear. 

On the right side of the house is the matching set of secondary bedrooms which both feature roomy layouts, large closets and a private Jack & Jill bathroom.

F.A.Q.

Are these house plans to code & permit ready?

We design all of our plans to the current year release of the International Residential Code (IRC) which is the most widely adopted code.

However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!).

Some locations require local site-specific structural engineering or a locally licensed architect to review and stamp plans. We always recommend hiring a structural engineer because optimizing your plan to the local site conditions can actually be a time and money saver.

Can I get a printed set of plans?

Since most towns are moving to a digital review process and contractors require a varying # of copies of printed plans, we don't offer this as an option anymore. Plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $40-60/copy.

How are these plans guaranteed?

If the plan you purchased does not work out for any reason, we will exchange for a different plan for free. (limit one use per customer)

Because we design 100% of our house plans in-house, we are the only house plan design company that offers the benefit of a price guarantee!

Can I purchase the plans now and pay for modifications or add CAD files later?

Yes, not a problem.

What is the heated area and unheated area?

In short, the heated area is shaded blue/gray on the plans and the unheated area is beige.

The heated area always includes all enclosed living spaces, except for bonus rooms or attics.

The unheated area includes, garages, porches, attics and bonus rooms.

If selected, basement square footage is not included.

Can I change the materials?

Yes!

The exterior and interior materials shown are just one possible option you can choose. In our construction drawings, the material is always annotated 'as specified by owner' so you are not locked into a specific material or pattern.

All materials are up to you, the owner, to pick out and specify to your contractor.

What size are the beds?

The beds shown are almost always a queen sized bed. In general, we size all primary bedrooms to fit a king sized bed and all secondary bedrooms to fit at least a queen.

Occasionally, when we put 2 beds in the same room they are double sized beds.
