Floor Plan Description:

This stunning but simple farmhouse build is a timeless and functional home design with great flow and tons of amenities.

Stepping off the wrap around porch into the foyer, you have convenient access to the mud room, pantry, kitchen and an extra wide staircase up to the second floor. On the right is the kitchen, situated under the loft above and opening up to the lofted great room with exposed timber framing. A back to back indoor/outdoor fireplace is centered between French doors out to the front porch. Along the far side of the great room is an (optionally) screened porch which is perfect for enjoying meals, reading or maybe even enjoying a movie on a projection screen! Back inside, a dedicated washroom is a great place to do dishes away from the great room and conveniently ties the pantry to the kitchen. Lastly, a dedicated grilling porch is located off of the pantry and away from the main porch to reduce smoke.

Back in the foyer, the mud room connects the garage and the primary bed suite. The oversized garage has a built-in workbench nook and a dedicated storage space which could make a great workshop, studio or fitness room.

The primary bed suite maximizes privacy at the back of the house and features a sitting room, huge walk-in closet and luxurious bathroom with freestanding tub, toilet room and direct access to the laundry room.

Upstairs a loft overlooking the great room is perfect for enjoying media or relaxing. Towards the back of the house, two additional bedrooms feature en-suite bathrooms, large walk-in closets and integrated study spaces. Finally, a bonus room over the garage completes the space. Check out the Westlake plan to see how that could be built out to provide a flex room and additional bed suite.

Frequently Asked Questions:

What is the finished area and unfinished area?

The finished area is shaded blue/gray on the plans and the unfinished area is beige.

Finished area: All enclosed living spaces, except for bonus rooms or attics.

Unfinished area: garages, porches, attics and bonus rooms.

If selected, basement square footage is not included in the area calculation.

Feel free to contact us (chat link at bottom right) with any further clarifications or breakdowns for square footage.

How do the Foundation Options Work?

For a slab or crawlspace foundation, the area under the main stair area is typically delivered as a closet. Feel free to contact us if you have any questions!

For basement plans, the staircase access is under the main stair as shown on the floorplan. The basement plan is delivered as a blank slate in the same footprint as the conditioned first floor space. We're happy to help you layout a custom basement floor plan using our flat rate customization service.

Are these house plans to code & permit ready?

We design all of our plans to the  International Residential Code (IRC / IBC) which is the most widely adopted code. However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require edits.

We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements. Locations may require local site-specific structural engineering or a locally licensed architect to review and stamp plans.

We recommend all house plans get reviewed by a structural engineer to optimize for local design conditions (site topography, soil conditions, snow loads, wind loads, & seismic loads).

Can I get a printed set of plans?

Yes, you can add any number of printed plan sets in the cart page for $40/ea shipped 3rd party.

Alternatively, plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $50-70/copy.

Can I purchase the plans now and pay for CAD files or Prints later?

Yes, you can always add any of our additional services after the fact and we will make sure it gets to you.

Can I change the materials?

The exterior and interior materials shown are shown for visualization purposes only.

In our construction drawings, the material, finishes and appliances are 'as specified by owner' so you are not locked into a specific material or pattern.

All materials are up to you, the owner, to pick out and specify to your contractor.
