Floor Plan Description:

Welcome to The Whitehall—a spacious, traditionally inspired center hall colonial layout with an attached carriage house. Beyond its classic exterior, this floor plan reveals all the modern amenities and flexibility needed for your family's lifestyle.

The journey begins in the foyer, opening up to the dramatic stair hall that becomes the heart of the home. Designed with entertaining in mind, The Whitehall boasts a perfect flow. The expansive living room beckons with a fireplace, natural light on three sides, and a full wet bar—an ideal space for hosting memorable gatherings. Across the stair hall, the dining room provides the perfect setting for both formal and informal meals.

Step out onto the huge rear porch, where dedicated entertaining spaces on either side of the exit from the stair hall invite you to savor the outdoors. A dedicated study space across from the dining room offers a tranquil retreat.

Continuing through the hall, you'll discover the dreamy kitchen with a sit-in island, a 48" range, a full butler's pantry, and direct access to the rear yard—an ideal space for cultivating your kitchen garden. Proceed to the enchanting mudroom, connecting the carriage house, laundry room, and primary bedroom suite. This room features built-in lockers and bench seating under the windows, along with an expansive drop zone.

The primary bed suite is a haven of luxury, featuring two roomy walk-in closets and an en-suite bathroom with a full wet room, offering the option for a steam shower.

Upstairs, four secondary bedrooms each boast walk-in closets and share two spacious privacy bathrooms. Centered on the stair hall, a vaulted media room offers additional living space.

Finally, the classical-inspired carriage house features a drive-through Porte Cochere to a motor court on the side of the house. Three garage stalls connect to the mudroom. The top level, accessed by a full stair in the mudroom, is left unfinished, providing flexibility for a future build-out. Frequently Asked Questions:

What is the finished area and unfinished area?

The finished area is shaded blue/gray on the plans and the unfinished area is beige.

Finished area: All enclosed living spaces, except for bonus rooms or attics.

Unfinished area: garages, porches, attics and bonus rooms.

If selected, basement square footage is not included in the area calculation.

Feel free to contact us (chat link at bottom right) with any further clarifications or breakdowns for square footage.

How do the Foundation Options Work?

For a slab or crawlspace foundation, the area under the main stair area is typically delivered as a closet. Feel free to contact us if you have any questions!

For basement plans, the staircase access is under the main stair as shown on the floorplan. The basement plan is delivered as a blank slate in the same footprint as the conditioned first floor space. We're happy to help you layout a custom basement floor plan using our flat rate customization service.

Are these house plans to code & permit ready?

We design all of our plans to the  International Residential Code (IRC / IBC) which is the most widely adopted code. However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require edits.

We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements. Locations may require local site-specific structural engineering or a locally licensed architect to review and stamp plans.

We recommend all house plans get reviewed by a structural engineer to optimize for local design conditions (site topography, soil conditions, snow loads, wind loads, & seismic loads).

Can I get a printed set of plans?

Yes, you can add any number of printed plan sets in the cart page for $40/ea shipped 3rd party.

Alternatively, plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $50-70/copy.

Can I purchase the plans now and pay for CAD files or Prints later?

Yes, you can always add any of our additional services after the fact and we will make sure it gets to you.

Can I change the materials?

The exterior and interior materials shown are shown for visualization purposes only.

In our construction drawings, the material, finishes and appliances are 'as specified by owner' so you are not locked into a specific material or pattern.

All materials are up to you, the owner, to pick out and specify to your contractor.
