Floor Plan Description:

The Richmond Bay: A Stunning Modern Farmhouse with Expansive Living Spaces

Welcome to The Richmond Bay, a breathtaking two-story modern farmhouse that effortlessly combines elegance and functionality. This home features a charming wrap-around porch and a spacious layout designed for both comfort and style.

Entering through the impressive two-story foyer, you're greeted by a grand staircase that splits into two sections, leading to two upstairs bedrooms, each with its own full en-suite bathroom. To the left, the formal dining room is bathed in natural light from windows on two sides and connects to the kitchen via a bar hall. On the right, a versatile den offers flexible space to suit your family's needs. Beyond the foyer, a vestibule discreetly houses a half bathroom and provides access to either a closet or basement.

The heart of the home is the vaulted great room, featuring a 16-foot sliding glass door that opens to the rear porch, creating a seamless indoor/outdoor living experience. The great room is anchored by a gourmet kitchen, which is a chef's dream with a hidden full prep kitchen and a large walk-in pantry. Adjacent to the kitchen is a casual breakfast room, perfect for relaxed dining. A large mud and laundry room connects to the garage, offering direct access to the rear yard and stairs to a bonus room above.

On the right side of the plan, the luxurious primary suite and a secondary guest suite complete the main level. The primary suite boasts rear-facing windows, dual walk-in closets, and a spacious en-suite bathroom with separate vanities, a soaking tub, and a large shower.

The Richmond Bay is the epitome of modern farmhouse living, offering a harmonious blend of elegance, practicality, and comfort for your family.

Are these house plans to code & permit ready?

This is a complete set of architectural plans. We design all of our plans to the  International Residential Code (IRC / IBC) which is the most widely adopted code. However building code is administered at the local jurisdiction (there are estimated to be more than 20,000 jurisdictions in the US!). So there may be some subtle variations that need require adoptions.

We pride ourselves on our very detailed plans, and are constantly updating our house plans to ensure that they meet even the most stringent permit requirements. All house plans should be engineered. We recommend working with a locally licensed structural engineer to produce the correspond structural set and design calculations specific to your site.

Can I get a printed set of plans?

Yes, you can add any number of printed plan sets in the cart page for $40/ea shipped 3rd party.

Alternatively, plans can be easily printed at your local large format printing store (Fedex, UPS Store, etc) for about $50-70/copy.

Can I purchase the plans now and pay for CAD files or Prints later?

Yes, you can always add any of our additional services after the fact and we will make sure it gets to you.

Can I change the materials?

The exterior and interior materials shown are shown for visualization purposes only.
